Empty distressed houses and houseless families should not coexist.  Many houses are sitting vacant because buyers cannot come up with the down payment, their credit has been ruined and they can not meet the monthly mortgage payment required by traditional financing, they just do not qualify.

Meanwhile, those with cash are buying these houses at a substantial discount, rehabing them and turning a handsome profit.

Our project proposes to buy such properties, making sure the house is structurally sound, HVAC and appliances are in working order, and that plumbing and electrical meet code requirements.   Also, that the property is located in an acceptable neighborhood with quality schools.

We will work with a family to help them purchase the home with a mortgage payment they can afford over a five year period.  Mentoring will be available to assure the following goals will be met: reestablish credit, build equity in the home to be able to obtain a conventional mortgage at the end five years.

Having cash to make the initial purchase is key to a successful transaction.  Your support is key to our success.  Please support the effort to put families back into a home of their own.  Projected out of pocket costs are $50,000 to $60,000 per house turned into a home.
